What Buyers Are Quietly Searching For Right Now in New Hampshire
One of the frustrating parts of real estate is being unable to find the right home for our qualified buyers. We search the MLS daily, and sometimes, for some folks, nothing seems to be the perfect fit. But we all know the right landing spot is out there for our clients, and it is up to us to find it.
It is always a learning process for us as well. A lot of agents assume that buyers are simply searching by price and location, but that is rarely the case anymore. We are learning that today’s buyers are incredibly specific. They are searching for a lifestyle, a feeling, or a very particular property that may or may not even exist publicly on the market yet. We have several examples of this dynamic within our own group of buyer clients.
For example, we are working with a buyer searching for a waterfront home on one of New Hampshire’s smaller lakes, ideally within about 90 minutes of Boston. Interestingly, boating access or even swimmability is not the priority. What matters most is the view. They have worked their whole lives and now they want to put their feet up and look out over the water, they want something peaceful, elevated, and relaxing. They need a home (no condos for these folks) with at least three bedrooms that feels updated and move-in ready, and they are willing to spend up to $850,000 for the right setting.

We are also actively looking for a country property for buyers who want peace and quiet without complete isolation. Their ideal home would have a modern layout with a first-floor primary suite, an attached garage, acreage, and possibly even a barn. They are specifically trying to avoid homes sitting directly on the road or packed tightly with neighbors. Their search area stretches roughly along the Interstate 93 corridor from Canterbury north toward Franconia, with a budget approaching $900,000.
Another buyer is searching for something increasingly difficult to find: a home with a usable barn, at least ten acres, and genuine separation from neighbors, all within about a half hour of Franklin. What makes this search especially interesting is that they are open to a fixer-upper if the land and setting are right. They care more about the bones and the location than cosmetic perfection. Again, their top priority is privacy. Their topline is around $750,000.

We are also seeing continued demand from buyers searching for smaller homes in places like Laconia and Plymouth. One current buyer specifically needs first-floor living and understands that the right opportunity may require significant renovation work. Rather than being discouraged by that, they are actively looking for properties where sweat equity and personal investment could create long-term value. Their budget is probably around $500,000 all-in.
For growing families and second-home buyers, we continue to see strong interest in practical homes throughout the Lakes Region with four bedrooms, expandable basements, and layouts that allow flexibility over time. One current buyer is focused less on flashy finishes and more on usable space — a home that can evolve as their family and lifestyle change. Their specific needs involve a desire to work from home, and the ability to have an in-law suite for additional family. Their budget is probably around $700,000 depending on what we can obtain for them in the sale of their current home.
And at the higher end of the market, demand for waterfront opportunities remains extremely strong. We are currently working with a builder-client searching for a build-able waterfront lot or tear-down opportunity on Lake Winnipesaukee, preferably in Meredith or Moultonborough. They are prepared to move quickly for the right parcel because they understand how rarely these opportunities become available. These opportunities are not cheap and my clients understand that, they are willing to go upwards of $2,000,000 for the right parcel.

What stands out in all of these searches is how intentional buyers have become. They are willing to wait. They are willing to renovate. They are willing to compromise on finishes, but not on lifestyle.
Sometimes the right property is already on the market but simply hasn’t reached the right audience yet. Other times, owners have considered selling but never realized there may already be a serious buyer looking for exactly what they have.
