It has long been a goal of mine to represent Graystone Builders of NH in the sale of their new homes. One of my first true BIG SALES in real-estate was when I represented a buyer in the purchase of a waterfront home. This was a new home, built by Graystone, and it was amazing. This was a decade ago, and I have always wanted to work with them again.

I was recently given that opportunity, being hired to sell the last two homes at the successful Windsor Woods subdivision in Belmont. We are progressing nicely on that front, and Graystone asked me to help them find more building lots for their exquisite homes.

Enter 97 Tate Rd. At first glance, the lot appears to be difficult. It has a sharp slope in the back and is heavily wooded. However, as we looked at it more closely, you can see its considerable appeal. First, the lot is very level for over 100 feet in depth, and there is substantial road frontage. We knew exactly what house to propose there. We suggested the Emerald Sea model. A version of this model is already under agreement and under construction at another location in Gilford. The home will scale beautifully on the lot. There is even potential for views out the back, which will be possible once the trees are thinned out.

The Emerald Sea has many attractive features. The layout is modern yet classic. There is a first floor primary suite with tiled shower and walk-in closet. Upstairs you will find ANOTHER PRIMARY SUITE, as well as two additional bedrooms and a shared bath. The bosus roomabove the garage can be easily finished for even more space. The kitchen is bright and modern, and the expansive family room features a gas fireplace for those evenings after a day on the slopes.

The most attractive element to this new home, though, is the address. Gilford is incredibly desirable, with many new homes being sold for over a million dollars in the last few years (this home is being offered at $999,900). It is easy to understand why. The town is of course dominated by its shorefront along Winnipesaukee, and the character of the town has been well-preserved with operating farms and a charming village center very visible. And what’s more, this home is in Gunstock Acres, which gives the new owners immediate access to a great shared beach just a few minutes away. There you will also find picnic areas, kayak racks, even a mooring field (a bit of a waiting list…).

We are scheduled to begin construction of this beautiful home after Graystone concludes their due diligence and the purchase is completed. This will allow you to move in before summer of 2025.
