THE NUMBER ONE REASON TO LIST WITH LACASSE & AVERY

If you could be a fly on the wall at a Realtor listing presentation, or if you have had the occasion to interview multiple Realtors in advance of putting your house on the market, you would know recognize certain phrases, such as “we advertise all over the internet” and “our marketing strategy will put your listing in front of the most buyer.” This is because all brokers and agents understand the role of the web when it comes to home buying and we try to communicate that understanding to our potential clients.

But that is only half the story, or maybe even less. The truth is that in the world of real-estate advertising, most of the internet presence is provided not by the listing brokerage, but by 3rd party players such as Zillow or Realtor.com that take our listings and broadcast them, so to speak, all over the world to the computers, tablets, and smart phones of the buying public.

What matters, what really truly separates a top brokerage from the mediocre, is the quality of that listing and the impression it makes when it is seen by the buyers on Zillow. The better the listing, the more people will want to see the house. The more people that see the house, the more likely you are to get multiple offers at or above the listing price.

There are three components to a great MLS listing, and any Realtor that you interview should be able to explain all three, and how they and their staff will use all available technologies and their own skills and abilities to make them stand out from all the other listings out there.

1)HIGHEST QUALITY PROFESSIONAL PHOTOGRAPHY: In my time at Roche Realty I saw firsthand the way that real-estate photography evolved in only a few years. They, we, were on the forefront of the movement toward a commitment to high quality state-of-the-art photography for all listings. Gone are the days of agents taking their own photos, often with their “camera/phone.” Admittedly, I was wrong then, as I was on Team IPhone, but the value of professional photography finally sank into my brain, and has never left. The truth is that nothing will kill a listing quicker than poor photography, and with the emergence of professional real-estate photography and videography providers there is no excuse to not have the best.

Your agent needs to work with the photographers, and needs to have an understanding of what makes a good listing presentation. In my experience, many photographers do not, on their own, see the best available angles and tight shots that make a house really shine. It is on the agent to familiarize themselves with the home and be a part of the photographic process, and then allow the experts to do their job.

2)THE DESCRIPTION: The second most important element in a quality MLS listing is a professional and compelling description. The listing service allows for 1600 characters and it is our job to use those characters to their utmost selling potential. That means understanding how important it is not just to list the features of a home (that comes later) but to explain how those features can impact the lives of the buyer and their family. Don’t tell them about the sunset, tell them how they will experience it. It also means understanding what the buyers want, and making those great qualities front and center. It also means an agent that is educated and up to date on what internet “key-words” will result in the listing being found on the internet by the most possible buyers.

A great listing agent has to have a bit of Don Draper, or Peggy Olsen, in them. That ability to communicate, to make your home come to life through the written word on the computer or phone screen of a buyer hundreds of miles away should not be a lost art. Make sure your agent is up to that task.

3)FAQS AND INFORMATION: Many buyers need to have every possible piece of information in front of them before they will even think of picking up the phone to ask for a showing. It is the agent’s job to make sure that all relevant documents are included on the listing, including property disclosures, the deed, tax info, and any HOA or condo association information. Another document that should always be attached is a “FEATURES LIST” or a bullet-point PDF on what makes your home so great. Every possible benefit of the home should be listed.

An agent needs to understand that the decision to buy a house, to move from where you live now to a new and different home, is not always a unanimous choice in most households. The more reasons that you can give, the more objections you can overcome with data and information, then the more likely you are to get that phone call to see the home.

The most important thing to remember is that real-estate listing agents exist to sell houses at the highest possible price in a reasonable period of time at terms desirable to our seller clients in a manner consistent with our commitment to a high level of ethics and adherence to the laws of our state. And the best way to start that process is with a professional and highest-quality MLS listing.
